What is a referral-only brokerage?

A referral-only brokerage is a licensed real estate brokerage where agents hold an active license but do not conduct traditional transactions — no listings, showings, or contracts. Referral agents introduce buyers, sellers, and investors to active agents and earn a referral fee at closing. The Testing Brokerage is a Pennsylvania licensed referral-only brokerage.

Can I park my Pennsylvania real estate license for free?

Yes. The Testing Brokerage charges no monthly fees, no annual brokerage dues, no desk fees, and no MLS fees to park your Pennsylvania real estate license. Your only costs are PA license renewal and continuing education (Varies by provider), which are your responsibility regardless of where your license is parked.

Do I need to join NAR, a REALTOR association, or any REALTOR association to park my license here?

No. The Testing Brokerage is not affiliated with the National Association of REALTORS, or any REALTOR association. You are not required to join any local REALTOR association, and you will not be billed for association dues. Do I need MLS access to be a referral agent?

No. Referral agents do not list or show properties, so MLS access is not required or provided. The Testing Brokerage is not affiliated with MLS or any MLS. You will not be billed for MLS dues.

Who is a good fit for a referral brokerage?

Referral brokerage is a strong option for semi-retired agents, part-timers, career changers, new licensees, relocating agents, new-build networkers, and anyone paying desk fees for a license they barely use. If you want to keep your license active and earn from your sphere without full-service obligations, a referral-only model may fit.

What does it cost to park my license at The Testing Brokerage?

The Testing Brokerage charges you nothing — no monthly fee, annual fee, desk fee, or MLS bill. Your out-of-pocket costs typically include: PA renewal fees; continuing education (Varies by provider). CE and renewal are obligations you have regardless of where your license is parked.

What is the PA transfer fee to join The Testing Brokerage?

You submit a license transfer to PA to move your license to The Testing Brokerage. The Testing Brokerage does not charge an onboarding fee.

Are there any hidden fees I should know about?

No. The fee structure is disclosed in your Independent Contractor Agreement. The Testing Brokerage charges nothing to park your license. Any admin fees on certain referral types are disclosed upfront and deducted from the referral fee received before your share is calculated. There are no surprise fees at closing.

What You Can Do

What can I do as a referral agent?

As a referral agent with The Testing Brokerage you can: refer buyers, sellers, and investors to active agents and earn a referral fee at closing; refer yourself on your own transactions; register clients directly with new home builders; keep your Pennsylvania real estate license active without full-service obligations; and stay connected to your sphere and past clients.

What can I NOT do as a referral agent?

Referral agents may not: list or show properties; write or negotiate contracts; represent buyers or sellers as an active agent; engage in mortgage or lending activity; or use the REALTOR® trademark unless you maintain separate NAR membership. Referral agents are responsible for completing continuing education and paying PA renewal fees on schedule. The Testing Brokerage does not complete CE or pay renewal fees on your behalf.

Can I use the REALTOR® title as a referral agent?

No. The REALTOR® trademark belongs to the National Association of REALTORS and may only be used by dues-paying members. The Testing Brokerage is not a NAR member brokerage. Use real estate agent, real estate consultant, or licensed referral agent instead.

Can I refer clients to any agent or brokerage?

Yes. You can refer clients to any licensed agent or brokerage in Pennsylvania or nationally. You are not limited to a single network. Compensation varies by referral type — contact Johnny for details.

Getting Paid

How do referral fees work?

The standard referral fee is typically 25% of the gross buyer or seller side commission, negotiated with the receiving agent. When a transaction closes, the receiving brokerage pays the referral fee to The Testing Brokerage. The Testing Brokerage then disburses your share. Your share by referral type: Preferred Local Brokerage: you keep 100% (no admin fee); Preferred National Network: you keep 100% (no admin fee); Outside -- Agent Finds Agent: you keep 90% ($175 admin fee); Outside -- Broker Places Agent: you keep 90% ($250 admin fee); New Construction: you keep 90% (no admin fee). Admin fees, where applicable, are deducted from the referral fee received before your share is calculated.

When do I get paid?

Payment is processed after the transaction closes and The Testing Brokerage receives the referral fee from the receiving brokerage. Referrals must be submitted through the agent portal before closing to be eligible.

Your License

How do I keep my Pennsylvania real estate license active as a referral agent?

Referral agents are responsible for completing continuing education and paying PA renewal fees on schedule. The Testing Brokerage does not complete CE or pay renewal fees on your behalf.

Can I come back to active real estate after parking at The Testing Brokerage?

Yes. Keeping your license active at The Testing Brokerage means you do not have to start from scratch when you return to active real estate. Transfer your license to a full-service brokerage when ready — no re-examination required.

What happens if I want to leave The Testing Brokerage?

You can transfer your license to another brokerage at any time through PA. The Testing Brokerage does not charge a penalty to leave. Referrals submitted before departure that close afterward are governed by your Independent Contractor Agreement.

Can a new licensee park their license here?

Yes. New licensees who earned their license but have not launched an active career are a good fit. Park your license at no brokerage cost and earn from referrals when opportunities arise naturally.

How long does it take to get set up?

Paperwork typically takes an hour or less. PA license transfer processing time varies but is generally a few business days once submitted. Johnny Test will confirm portal access when the transfer is processed.
